Public questions and answers for Thai Life Beach House

Question 1

What should a garden maintenance contract cover and who approves it?

Accepted Answer

Yes. Thai Life can provide property management that covers garden and pool care, but the terms should be captured in a written management agreement. What to include: - Scope of work: exactly which elements are maintained (lawn, tropical planting, pond, pool, irrigation, lighting, pruning). - Frequency and scheduling: how often services occur and what happens if you’re away. - Fees and payment: total charges, setup fees, seasonal charges, and who pays for replacements. - Equipment responsibility: who handles repairs to pumps, filters, irrigation controllers. - Guest support during rentals: who handles on-site issues, response times, and after-hours calls. - Term, renewal and termination: length of the arrangement, notice periods, and exit options. - Exclusions and limitations: items not covered, extra costs, and what happens with major problems. - Compliance and documentation: insurance, safety, and any licensing implications for holiday rental. Ask specifically whether pond filtration, drainage and safety features are included and how changes are approved in writing. Also confirm whether services can be scheduled around occupancy and how access is managed for contractors. Having this in writing helps avoid surprises and sets expectations for both sides.

Question 2

Which points about property overview and asking price should be confirmed in writing before proceeding?

Accepted Answer

Collect evidence that can be checked independently: current documents, dated photographs, inspection findings, invoices, service records, maps, management accounts and written answers from the responsible party. Separate verified facts from estimates, marketing language and matters that still require professional advice. Relevant category details include: Start with the essentials: what Thai Life Beach House is, the current asking price, the size of the property and who it may suit. A useful assessment starts with the intended use: full-time living, retirement, holidays, rental, renovation or long-term investment. The same feature can be an advantage for one buyer and an ongoing cost or management burden for another. It could suit someone looking for a full-time tropical home, a family or couple wanting a Khao Lak base, or an owner who wants a holiday property that can be looked after while they are away. The private pool, large plot and nearby Thai Life services also make it interesting for managed holiday use, subject to whatever rental and licensing rules apply at the time. Apply the checks to the actual property, intended use and written responsibilities rather than relying on the category label alone. Create a written checklist for the exact property, compare evidence rather than marketing language, and keep legal, tax, structural and financial checks with appropriately qualified independent professionals.

Question 3

How can I verify the actual internet speeds during a viewing?

Accepted Answer

Yes, the property has unlimited broadband and wide Wi-Fi coverage around the home, which supports remote work, streaming and everyday internet use. Because internet providers and speeds can change over time, the most reliable way to confirm suitability is to ask the current owner for the latest speed-test results from the service provider and then check the connection yourself during a viewing. When you test, focus on the areas you would use most for internet activity (for example living spaces where you would work or watch content) and note both download and upload performance if you can. If the results are not what you need, you can record the findings and bring them up during due diligence discussions to understand any potential limitations or future service options with the current provider. Keep in mind that this is an established property and the actual performance may vary with network usage and time; testing at the time of your viewing gives you practical data to base your decision on.

Question 4

Which area best balances quiet beaches and nearby markets?

Accepted Answer

You can choose between two appealing moods in North Khao Lak. The quieter pockets around Bang Muang and Bang Sak offer peaceful mornings on relatively uncrowded beaches, with a slower pace and fewer crowds. If you want more dining options, shops and a wider range of day trips, the central stretches around Nang Thong and Bang Niang put those services within easy reach. The good news is you don’t have to live in the busiest tourist strip to enjoy the area’s variety: you can base yourself in a calmer spot and still access markets, beach bars, resort dining and day trips when you want them. For a holiday-home lifestyle, think about how much everyday quiet you want versus how often you expect guests to want nearby amenities. The wider lifestyle also means you’re near resort facilities, markets and access routes to the Similan/Surin trips and other adventures when you choose to explore.

Question 5

Who handles garden and pool maintenance if I own it?

Accepted Answer

Yes, Thai Life can manage the property for owners who don’t live there full time. The public materials note that management is available, but they don’t spell out exact tasks, pricing or service levels. To avoid surprises, obtain a written management agreement that specifies which duties are included (for example, garden upkeep, pool maintenance, housekeeping, guest coordination and routine repairs), how often they’re carried out, response times, and any fees or minimums. The agreement should also cover seasonal tasks, access for staff, and procedures if the property sits vacant for extended periods. Given this is a leasehold property with ownership nuances, it’s wise to seek independent advice to ensure the contract complies with Thai law and matches your plans. If you’re serious about this option, request the draft agreement early and discuss any needed customisations with the owner.

Question 6

Does the 1,200 sqm plot include garden and outdoor spaces, and how is outdoor space measured?

Accepted Answer

Yes. The 1,200 sqm figure refers to the total plot size, including all outdoor spaces like the garden, pool, and yard. The 260 sqm indoor area and about 120 sqm of outdoor built space describe what is actually built, and they are separate from the garden area. Different listings use different measurement conventions, so exact numbers can vary. If exact internal or built-area measurements matter to your decision, request an up-to-date floor plan and a bounded survey during due diligence, and have a Thai-registered lawyer review the lease agreement and title documents. That way you’ll know the true footprint of the house and what portion of the land is subject to the lease and its remaining term before you commit.

Question 7

What documents should I ask for price confirmation?

Accepted Answer

The current owner-verified asking price is ฿11,900,000 as of 29 August 2026. Older third-party portals may still show previous prices. To pin down the figure, request a written price confirmation from the owner. A simple note from the owner or a short email stating that the price remains ฿11,900,000 and applies to the listed property is typically enough as evidence. If you move toward an offer, include price confirmation in the draft sale agreement or a formal written statement that accompanies due diligence. Clarify if the price includes furnishings, appliances, or other items, and confirm who pays any closing costs. Have an independent professional (such as a Thai-qualified solicitor) review the document to ensure it binds the seller and matches the advertised terms. If price validity is limited, ask for a price-hold period (for example, 14 days) to give you time for inspection and due diligence.

Question 8

What lease details should my lawyer confirm before signing?

Accepted Answer

Your Thai lawyer should confirm several lease details to prevent surprises. First, verify the lease is properly registered and that the title documents match the leaseholder. Next, obtain the full current lease agreement and any amendments, plus renewal or assignment documents, to confirm: the exact remaining term (the seller mentions about 20 years), who holds your rights under the lease, and whether a transfer to a new owner is allowed. Clarify renewal conditions, required approvals, and any rent or fee escalations in future years. Check for any restrictions on sub-leasing, renovations, or changes to the property that could affect use. Also ask about who pays maintenance, taxes, insurance, and service charges during the lease, since these affect long-term costs. Finally, request written copies of all relevant documents (lease, renewal/assignment records, land title) and a clear explanation of the closing process and any government approvals needed. If anything isn’t clear, ask for written explanations and consider a second opinion.

Question 9

Have there been any renovations since 2016, and can I review records?

Accepted Answer

Since the house was completed in 2016, it's an established property, so the current condition is best judged through renovation history and a fresh inspection. Request a written record of any renovations or major repairs since 2016, with dates, contractor names and any warranties. Compare that with the existing photo history and what you see during a viewing. Consider hiring a local, independent property inspector familiar with tropical villas to check structure, roof condition, damp risks, plumbing and electrical systems, pool equipment, outdoor areas, garden and pond status, and the kitchen appliances and included features. Verify that the two kitchens, outdoor cooking facilities and furnishings listed as included are functioning and match the inventory you receive. If renovations exist, confirm permits and compliance with local rules; an inspector can flag safety or maintenance issues and help you understand any ongoing costs. Finally, request an up-to-date condition report from the owner or agent to accompany the viewing.

Question 10

What should I check in person at different times of day to gauge views?

Accepted Answer

Because the outlook shifts with room, light, and plant growth, plan a few short visits at different times (morning, afternoon, and near sunset). From key rooms with windows or doors to the garden, note what you can see of the lawn, pond, and pool and how visible the boundary is. Check angles from outdoor seating areas and higher windows, since some sightlines can change as plants fill in. Ask the owner to point out areas that screen the boundary now and what maintenance might affect privacy in the coming seasons. Also consider seasonal workarounds: pruning or adding screening could help if privacy is a priority. Bring a notepad to compare how each room feels in terms of daylight, noise, and views. Finally, remember landscaping is living scenery; a snapshot won't guarantee future privacy.

Question 11

What can photographs reveal—and fail to reveal—about similan, surin and andaman lifestyle?

Accepted Answer

Photographs can show layout, finishes, views and visible condition, but they rarely prove drainage, noise, heat, odours, access, structural condition, boundaries or how the area feels at different times. Treat them as prompts for inspection rather than proof. Relevant category details include: Explore island trips, diving, snorkelling, beaches and sunsets that make the wider Khao Lak area such a strong Andaman lifestyle base. A useful assessment starts with the intended use: full-time living, retirement, holidays, rental, renovation or long-term investment. The same feature can be an advantage for one buyer and an ongoing cost or management burden for another. Yes. The Andaman coast faces west, so sunset is a regular part of the local beach lifestyle when the weather cooperates. The house and its surrounding area have plenty of places to enjoy late afternoons and evenings, whether around the pool, at Thai Life or down by the coast. Apply the checks to the actual property, intended use and written responsibilities rather than relying on the category label alone. Create a written checklist for the exact property, compare evidence rather than marketing language, and keep legal, tax, structural and financial checks with appropriately qualified independent professionals.

Question 12

What warning signs deserve a closer look when assessing property overview and asking price?

Accepted Answer

Warning signs include vague or changing explanations, pressure to transfer money quickly, reluctance to provide documents, advisers recommended only by the seller, unclear fees, conflicts of interest and promises that are not put in writing. Pause when the evidence does not match the sales description. Relevant category details include: Start with the essentials: what Thai Life Beach House is, the current asking price, the size of the property and who it may suit.
